Typical Residential Plans consist of the following:

Chateau  SITE PLAN:
Typical site plan consists of the project (both new and / or existing structures) on the stand, showing the position of the new residence / new additions, the connection to the sewer, water and electrical connections. Any trees over five meters high would also be shown, and new proposed landscaping. Swimming pools and boundary wall are shown in detail with sections made thru it and detail drawings to show necessary information critical for the builder to price on. The paving layout and sloping thereof are show. Boundary dimensions with reference back to residence are shown to correctly place the residence. All site plans are printed on a separate A1 sheet, so that the information is clearly readable to all.

GROUND FLOOR PLAN:
Ground floor plans show in detail the design and measurements of the basis structure, the drainage, the position of proposed room layout in regards to furniture, necessary information in regards to detailed finishes to inside, the codes in reference to the window and door schedule, notes in accordance to National Building Regulations. It would also show all the positions of overhangs from First floor, the positions of the section line and any detail that would be required for the builder to price on. All ground floor plans are printed separately (normally on scale 1:50) on an A1 size paper so that the drawings the information is clearly readable to all.

FIRST FLOOR PLAN:
First floor plan show in detail the design and measurements of the basis structure, the drainage, the position of proposed room layout in regards to furniture, necessary information in regards to detailed finishes to inside, the codes in reference to the window and door schedule, notes in accordance to National Building Regulations. ROOF PLAN:

Roof plans show the exact proposed of the roof in accordance to the basis outline of the building / residence. It shows in detail the positions of the Ridges, Hips and valleys; their positioning of fall, and descries the roof construction and roof notes thereof. The roof plan would also show all the roof overhangs, full bores, and details of the sloping of the balconies and the construction thereof and the position of the chimneys and cantilever slabs and their descriptions. All roof plans are printed separately (normally on scale 1:50) on an A1 size paper so that the drawings the information is clearly readable to all.

ELEVATIONS:

Elevations show the complimentary finishes to the residence, the pluming and sloping of waste pipes, the detailed notes, roof finish, detailing finish, natural ground levels and finished floor levels. The elevations also show the positions of the slab, gutters (if applicable). Basically, how the finished residence would look like if completed. Mostly elevation plans are printed on two separately (normally on scale 1:50) on an A1 size paper so that the drawings the information is clearly readable to all. This means that the North & South Elevation would be on one drawing, and the East & West Elevation would be on a separate drawing.

SECTIONS:

At least four sections are done on the new residence, to show the precise height on the residence in accordance with brick sizes. All the necessary notes are show, to indicate the ceiling height, the complimentary finished, finished floor levels, Slab height and thickness, Type of windows and doors. Sections show a cut thru the residence at a certain point to show all the details e.g. Height and detailed finished to the new residence. All elevation plans are printed on two separately (normally on scale 1:50) on an A1 size paper so that the drawings the information is clearly readable to all. This means that the Section A-A and B-B would be on one drawing, and Section C-C and Section D-D would be on a separate drawing

WINDOW SCHEDULE:

Window schedule are a schedule showing the type of window used, the finishing to the window, and the amount needed for the project. This would mean that the builder or owner would have the amount of windows required and the type of window to get the necessary costing thereof. All window schedules plans are printed separately (normally on scale 1:50) on an A1 size paper so that the drawings the information are clearly readable to all.

DOOR SCHEDULE:
Door schedule are a schedule showing the type of door used, the finishing to the door, and the amount needed for the project. This would mean that the builder or owner would have the amount of windows required and the type of window to get the necessary costing thereof. All door schedules plans are printed separately (normally on scale 1:50) on an A1 size paper so that the drawings the information is clearly readable to all.

PHOTO REALISTIC RENDERING / ARTISTIC PRESENTATION:

Photo realistic rendering or artistic presentation is a presentation of the project on completion, including detailed renders that are lifelike. Under this category a realistic walk thru the proposed development are show, so that the client or potential buyer would have a great feel regarding the texture of the residence and can experience the feel of the house, showing the furniture and surrounding images as it would be on completion. This service is free for any new residence or development.

ELECTRICAL PLANS:

Electrical plans are plans that shown all the electrical works that would be required for your residence. This would mean that the builder or owner would have the amount of plugs, switches, and different light fixtures, and positions thereof to get the necessary costing thereof. All electrical plans are printed separately (normally on scale 1:50) on an A1 size paper so that the drawings the information is clearly readable to all, clearly showing the position and amount fixtures intended for use.

We get all the approvals at Home Owner's Association and at local council, so that you can start building your dream home or investment for the future.
